LAS VEGAS GATED COMMUNITY

TOWNHOUSE FLIP

In November 2023, an investor capitalized on Angels expertise in flexible financing to purchase a townhome for $235,000, well below market value, aiming for a profitable flip. With a $245,000 loan from Angels Team, which emphasizes investment profitability over borrower creditworthiness, the project was uniquely positioned to succeed. The loan included terms like interest-only payments, enhancing the financial feasibility of this venture in a market characterized by lower purchase costs and strict community regulations.

Focusing renovations on high-return areas such as the kitchen and bathrooms, the project aimed to maximize the townhome’s market appeal and align with current design trends. By April 2024, the property was sold for $350,000, covering all associated costs and yielding a significant profit. This outcome underscores the effectiveness of rapid and adaptable financial solutions in facilitating successful real estate flips, particularly in competitive and time-sensitive markets. The Difference

Private Money Lender vs. Hard Money Lender

Private money lenders and hard money lenders are both alternative financing sources outside of traditional banking systems, primarily used in real estate transactions. Private money lenders are usually individuals or groups lending their personal funds, often based on personal relationships, which can lead to more flexible loan terms and potentially lower interest rates.

They may also be more versatile in the purpose of the loan, and are not limited to real estate. In contrast, hard money lenders are professional entities that lend money for real estate projects, focusing on the property’s value rather than the borrower’s creditworthiness. This professional approach means hard money loans tend to come with higher interest rates and fees, reflecting the higher risk and the demand for quick returns.  Hard Money Lenders are known for quick foreclosures.

Although both types of lenders secure loans against real estate, hard money lenders typically have a more formal approval process, yet can provide quicker access to funds compared to traditional banks.

While private lenders offer a more personal and potentially negotiable lending experience. Realty Lending USA. We prefer to use the term Private Money Lender.

We may use the term Hard Money Lender for optimization reasons

Private Money

Private money loans come from individual investors or private entities not affiliated with a financial institution. These loans are often more flexible in terms of loan terms and approval criteria. Private lenders are typically individuals the borrower may know personally, such as family members, friends, or business associates. This kind of financing is often used because it can be quicker and less bureaucratic than securing a loan from a bank. The terms of private money loans, including interest rates and loan durations, are highly negotiable and depend on the relationship between the borrower and the lender.

Hard Money

Hard money loans are also non-bank loans, but they come from professional lenders who lend money based on the asset being purchased, rather than the borrower’s creditworthiness. These lenders are typically organized as business entities and specialize in these kinds of loans. Hard money loans are common in real estate transactions, particularly for property flipping or when a quick purchase is necessary that traditional lenders cannot accommodate on time. These loans usually have higher interest rates than both traditional and private money loans and often feature shorter repayment periods. Hard money lenders focus primarily on the value of the collateral securing the loan, rather than the borrower’s ability to repay. In summary, while both private and hard money loans offer alternatives to traditional financing, they serve different purposes and come with different expectations and terms. Private money is more personal and flexible, while hard money is more structured, professional, and typically more expensive.
